Keith Roofing Company has been covering Cambrian Park roofs for decades — residential and commercial, tile and shingle, repair and replacement. Family-owned since 1952. BBB A+ Accredited. California Licensed #1118418.
Cambrian Park is classic South San Jose — mid-century ranch homes built between 1955 and 1975, laid out on large-ish lots with single-story construction dominating. It's a neighborhood where the roofing work is, frankly, a lot more predictable than in the historic neighborhoods. Most homes have architectural shingle roofs, standard pitches, and relatively straightforward tear-off-and-replace cycles.
We've been doing Cambrian re-roofs for decades. Many homes in Cambrian Village, Branham, Union, and the Leigh High neighborhood are now on their second or third roof replacement. Straightforward work done right — proper deck inspection, upgraded ventilation where needed, code-compliant install, and clean cleanup — is what we deliver here, day in and day out.
What this means for you: When you call Keith Roofing for your Cambrian Park home or business, you're not getting a generic quote from a roofer who works everywhere and specializes nowhere. You're getting contractors who know this specific market — the typical failure modes, the dominant roof systems, the permit process, the HOA and preservation rules, and the pricing that makes sense for your property type and neighborhood.
Decades of working this specific market means we know the common failure modes, the dominant roof systems, and what to look for at estimate.
The dominant roof system is architectural asphalt shingle — 25–30 year systems from CertainTeed, GAF, and Owens Corning. Many Cambrian homes were originally built with 3-tab shingle which has been replaced with architectural shingle in the 1990s and 2000s. A small minority of Cambrian homes have tile (typically from 1970s development cycles) or concrete shake-look tile. Commercial work in Cambrian is minimal — this is a residential neighborhood.
Many Cambrian homes had their original 3-tab roof replaced with architectural shingle in the 1990s or early 2000s. Those re-roofs are now 20–30 years old and due for their next cycle.
Mid-century ranch homes often have inadequate ridge or soffit ventilation, leading to premature shingle failure from attic heat. We upgrade ventilation as a standard part of re-roof scope.
When prior roofers did shortcut work (roofing over existing material, skipping ice/water shield, poor flashing), the deck below often shows rot or staining at tear-off — we budget for discovery repair.
Many Cambrian ranch homes have 1970s-era acrylic dome skylights with original flashing. These are common leak sources and should usually be replaced or re-flashed during any re-roof.
When Cambrian Park was developed in the 1950s through 1970s, builders installed 3-tab asphalt shingle roofs as the affordable, code-compliant standard. Those original roofs lasted 20–25 years and were mostly replaced in cycles starting in the late 1980s through the 2000s. Today, Cambrian is dominated by architectural (dimensional) asphalt shingle — a heavier, multi-layer shingle that looks substantially better than old 3-tab and lasts meaningfully longer. Cambrian has been a testbed for every major advance in residential asphalt roofing over the past 40 years, and we've installed most of them.
Modern architectural shingles are fundamentally different from the 3-tab shingles that came off Cambrian roofs in the 1990s. A quality architectural shingle — CertainTeed Landmark, GAF Timberline HDZ, Owens Corning TruDefinition Duration — is a laminated shingle with multiple tabs fused together, giving it dimensional depth, better wind resistance (up to 130 mph rated), and enhanced protection against algae and moss. The warranty difference is also substantial: 3-tab shingles were typically 20-year products; architectural shingles are 30–50 year products depending on manufacturer and installation certification.
For Cambrian homes, we're certified installers with CertainTeed (SureStart PLUS), GAF (System Plus), and Owens Corning (Preferred Contractor). These certifications matter: they unlock enhanced manufacturer warranties — CertainTeed SureStart PLUS extends coverage to 50 years with non-prorated protection for the first 15 years — that are available only through certified installers. A homeowner who hires a non-certified installer pays the same for the shingle but gets only a fraction of the warranty.
With proper installation (ice/water shield in valleys, adequate ventilation, appropriate underlayment, correct flashing), a modern architectural shingle roof in Cambrian Park should deliver 28–32 years of service. Premium designer shingles (CertainTeed Presidential, GAF Grand Sequoia) can stretch to 40+ years. The #1 predictor of shingle lifespan after material choice is attic ventilation — which is why we include ventilation assessment and upgrades as part of every re-roof scope, not as an optional add-on.
Roofing materials and installation techniques should reflect local climate realities — not generic specifications. Here's what Cambrian Park's specific weather patterns mean for your roof.
Cambrian Park gets the full South San Jose summer — 85–95°F days, low humidity, and intense UV. Roof surface temps hit 140–160°F on south-facing slopes. Adequate attic ventilation is critical: without it, attic temps can reach 160°F+ and shingles cook from the back side as well as the front. Roofs without proper ventilation fail 5–10 years earlier than well-ventilated equivalents.
Winter rainfall averages 15 inches concentrated in December–March. Storm events are straightforward compared to coastal or foothill areas — no high winds to speak of, no freezing issues. Proper flashing and underlayment handle Cambrian's winters without much drama.
Cambrian is far enough inland that fog exposure is minimal. Wildfire risk is low to moderate — Cambrian proper is not in a Very High Fire Hazard Severity Zone, though adjacent foothill areas are. Standard Class A rated materials are sufficient without needing the enhanced ember-resistance details required in higher-risk zones.
For Cambrian roofing, the climate pushes toward: heat-optimized materials (algae-resistant, appropriate color for solar gain), adequate attic ventilation (ridge plus soffit balance), and standard Class A fire rating. No unusual challenges — just solid, correctly-executed roofing work.
1960s–70s tract homes, straightforward shingle re-roofs are the daily work.
Ranch homes with shingle roofs, well-established neighborhood.
Mid-century homes near Leigh High School, mix of original and re-roofed.
Older sections with a mix of shingle, tile, and wood-shake-converted roofs.
1970s tracts with larger lots and standard pitched roofs.
Ranch homes, some with original roofs still in place.
We come out, inspect the roof and attic, check for ventilation adequacy, identify any obvious deck concerns, and write a line-item estimate you can understand. No high-pressure sales, no fake discounts that expire today.
We bring physical samples of 3–4 shingle options at different price points. You pick the one you like. For most Cambrian homes, mid-tier architectural shingle (Landmark, Timberline HDZ, TruDefinition Duration) hits the right balance of price, warranty, and appearance.
We pull the San Jose permit (2–5 business days typical). We schedule the job. Typical Cambrian re-roof: 2–4 days on-site for a standard 1,800–2,400 sq ft home.
We tear off the old roof, inspect and repair the deck, install the new system per manufacturer spec, upgrade ventilation if needed, and clean up with a magnetic nail sweep. Final inspection is scheduled, warranty paperwork is delivered, and we're out of your way.
We've installed, replaced, and repaired more Cambrian shingle roofs than we can count. That depth of experience matters when we're assessing deck condition, identifying potential issues from prior work, and recommending the right approach for your specific home.
We're certified by CertainTeed, GAF, and Owens Corning. Which means you can pick whichever of the big three shingle lines you prefer, and we'll install with the certification required to activate the enhanced manufacturer warranty.
Cambrian homes built before 1965 often have deck issues underneath — rot, skip-sheathing, previous shortcut re-roofs hiding problems. We expect this, budget realistic contingency, and surface any additional work transparently with photos and pricing before proceeding. No surprise bill-up at the end.
Most Cambrian homes we re-roof need ventilation upgrades — ridge vents, additional soffit intake, or both. Unlike contractors who sell this as an expensive add-on, we include reasonable ventilation upgrades as part of standard re-roof scope. Because under-ventilated roofs fail early, and we don't want to come back.

A 1964 ranch home in Cambrian Village had its original 3-tab shingle replaced in 1996. When that 1996 re-roof hit 28 years in 2024, the homeowners called us for a second replacement. The deck was solid (no surprises), but the ventilation was inadequate — just a handful of static roof vents with no ridge vent and undersized soffit intake. We installed a new GAF Timberline HDZ system with a continuous ridge vent and additional soffit baffles, activated the System Plus enhanced warranty (50 years), and handled the San Jose permit process end-to-end. The job was 3 days start to finish. The new roof will likely be the last roof this home needs for 30+ years.
