What distinguishes quality shingle work from shortcut installation is attention to every layer of the system: proper synthetic underlayment with adequate laps, ice-and-water shield at valleys and penetrations, flashing renewal at chimneys and skylights, correct starter course at eaves and rakes, manufacturer-specified nailing patterns, proper hip-and-ridge detailing, and adequate attic ventilation to meet warranty requirements. Skipping any of these steps reduces roof life and can void warranty coverage.

Architectural shingles (also called dimensional or laminated shingles) have largely replaced older 3-tab shingle products in quality residential installations. The reasons: substantially better wind resistance (architectural shingles typically rated for 110-130+ mph wind), longer service life (25-50 years vs. 15-25 for 3-tab), better visual aesthetic (dimensional texture that mimics wood shake or slate), and stronger warranty programs. The cost premium over 3-tab is modest — typically 10-20% — but the performance improvement is substantial.
Premium architectural shingles take the category further. CertainTeed Presidential Shake TL, GAF Grand Sequoia, and Owens Corning Berkshire deliver 40-50 year service life with designer aesthetics that approximate cedar shake, slate, or specialty profiles. These add meaningful cost ($2,000-$5,000 on a typical re-roof) but transform the home's appearance.
The shingle is visible, but the underlayment and flashing systems beneath and around it determine whether the roof actually keeps water out. Modern underlayment is synthetic — polymer-based materials (Owens Corning Deck Defense, CertainTeed DiamondDeck, GAF Tiger Paw) that offer better tear resistance, UV stability during construction, and superior water shedding vs. traditional asphalt-saturated felt.
Ice-and-water shield (CertainTeed WinterGuard, GAF StormGuard, Owens Corning WeatherLock) is self-adhering rubberized membrane that creates a secondary waterproof layer at critical areas: valleys (where water flow concentrates), eaves (to protect against ice dams in colder climates and wind-driven rain year-round in the Bay Area), and around all roof penetrations. Skipping ice-and-water shield to save cost is a common shortcut that leads to premature leak failures.
Flashing renewal at every penetration is critical. New step flashing at wall transitions, proper counter-flashing at chimneys (ideally with reglet-set flashing for masonry joints), new pipe vent boots, new skylight flashing kits — all should be renewed with the re-roof rather than attempting to reuse failing older flashings.
Shingle manufacturer warranties require adequate attic ventilation — typically 1 square foot of net free vent area per 150 square feet of attic floor, balanced between intake (soffit) and exhaust (ridge, gable, or power vents). Under-ventilated attics cause premature shingle failure from heat buildup on south-facing slopes, moisture damage to deck substrate, and can void manufacturer warranty coverage.
When existing ventilation is inadequate, re-roofing is the right time to upgrade. Ridge vent installation adds balanced exhaust. Soffit vent additions or renewals improve intake. Power fans aren't usually our recommendation (they can short-circuit natural convection flow) but occasionally address specific issues.
Standard architectural shingles have 25-30 year service life in the Bay Area climate. At 20+ years, evaluation for replacement is appropriate even if no active leaks exist.
Shingle deterioration symptoms — edges curling up, tabs cupping, missing tabs from wind damage — signal the system is approaching or past end-of-life.
Significant asphalt granule accumulation in gutters indicates UV deterioration and reduced waterproof protection. Some granule loss is normal; substantial loss signals end-of-life.
Many South Bay homes still have original 3-tab shingles — basic material now largely obsolete. Upgrading to architectural shingles substantially improves performance, aesthetics, and warranty.
Many historic homes (particularly in Willow Glen, Rose Garden, Palo Alto) had original cedar shake that's now a fire-code concern. Class A architectural shingle with shake-look profile satisfies both fire code and aesthetic preservation.
Solar panels work best mounted on a new or near-new shingle roof. If your roof is approaching end-of-life, complete the re-roof first, then install solar with proper flashing.
