Visible roof deflection — a section that dips or bows visibly — indicates structural damage, typically from prolonged water intrusion. This is urgent; prompt evaluation and repair prevents catastrophic failure.

A 1928 Spanish Revival home in Willow Glen had a persistent leak at the living room ceiling near the fireplace. Previous roofers had attempted chimney flashing repairs twice without success. Our inspection revealed the root cause: the original chimney counter-flashing had been replaced with surface-applied sealant, which repeatedly failed. The actual masonry reglet had never been properly cleaned out.
